As the spring housing market approaches, you’re probably receiving a lot of questions from clients about when the best time to sell their homes is. While I don’t usually recommend trying to time the market, if your clients are insisting, you need to know what to say. That’s why today, I’m sharing three things you should communicate with your clients as they get ready to sell their homes this spring:

1. They need to plan early. The more time your client gives you to plan out the sale, the better. Getting their home ready for the market probably involves a lot more work than they think, so they can’t procrastinate. Communicate that you might need a three to four months headstart before you list for things like pre-listing consultations, staging, repairs, and more. Since the spring market is right around the corner, that means they need to list soon.

2. Budgeting time is critical. It can take 60 to 120 days to sell a home once you list it, but many homeowners still have a mentality leftover from the pandemic market, when homes would sell in as little as a week. That’s why I recommend working with your clients to plan out what needs to happen to hit the optimal selling window. Once you have a schedule, it will be easier to budget your time and list at the perfect moment.

3. Beat the competition to the market. If your client has a choice between listing earlier or later, encourage them to list earlier. Once the spring frenzy hits, supply increases exponentially each month. All those sellers are competition that will make it harder to get your client the best deal possible, so try your best to beat them to the market. It’s tempting to wait for prices to increase as demand picks up, but this isn’t a good strategy. By the time your client enters the market, you’ll be chasing a wave of demand that has already passed. Instead, get ahead of things by listing as early as you reasonably can.
