How can you help your clients prepare their homes for selling? We’ve all worked with clients who are eager to sell but are hesitant about making changes. As agents, we know that a well-prepped home sells faster and often for a higher price. However, convincing sellers to put in the effort can be a challenge. What we can do is make the process feel simple, worthwhile, and stress-free. That’s why I’m sharing three simple but essential ways to help your sellers get their homes ready for the market.

1. Show the power of curb appeal. First impressions matter, and curb appeal sets the tone for buyers before they step inside a home. Many sellers don’t realize how much the exterior impacts buyer perception, so it’s our job to guide them. Instead of suggesting costly upgrades, recommend easy fixes like trimmed landscaping, a new doormat, or a freshly painted front door. In winter, you can also remind them to keep walkways clear and add warm lighting for a cozy feel. Small updates like these can make a big impact without overwhelming your sellers.

2. Make decluttering and depersonalizing feel simple. Buyers need to picture themselves in a home, but that’s hard to do if it’s still filled with personal items and clutter. Help your sellers declutter by breaking it down into manageable steps. Start by packing away family photos, clearing off kitchen counters, and removing extra furniture to create a sense of space. When discussing depersonalization, frame it as a way to attract more buyers, not erase memories. A clean and neutral space makes it easier for buyers to connect with the home.

3. Highlight key features with small adjustments. Sometimes, sellers don’t know what makes their home stand out. As their agent, help them stage the space and showcase those best features. For instance, if the home has great natural light, open the curtains and ensure nothing is blocking the window. And if the kitchen is a selling point, suggest small updates like modern cabinet hardware or a fresh coat of neutral paint.

Staging is about making the space feel open, inviting, and move-in ready. Even simple furniture adjustments can improve flow and make rooms feel bigger. When sellers see how minor tweaks can make a major difference, they’re more likely to take action.
